Thank you for choosing to stay with us at Keepers Cottage, we hope you enjoy your stay. Please find below the terms and conditions applicable to our CL.
 

Your agreement is with Keepers Cottage Certificated Location and its owners and references to 'we', 'us' and 'our' in these terms and conditions are to Keepers Cottage Certificated Location and its owners.  References to 'you' in these terms and conditions are to you, as the person making this booking and, where applicable, to every member of your party.

You must be a current member of the Caravan & Motorhome Club to book a pitch with us.

 

Pitch fees are as advertised on this website on our booking page for further information. A deposit the equivalent of one  night or 25% of the total cost (whichever is the greater) will be required for all bookings payable at point of reservation.  

 

Your booking is not secure until your deposit has been received.

 

The balance of your pitch fee (if not already paid in full) is payable 28 days prior to arrival.  We reserve the right to re-let any pitch nights not paid for in full 28 days prior to arrival.

 

Arrival is 1200hrs onwards and we ask that you vacate your pitch before 1100hrs on your day of departure.  We make every effort to be flexible in arrival and departure times where possible.

 

When pitching your motorhome or caravan please note that the service bollard marks the middle of your pitch. You may pitch your outfit side on or front facing outwards. A fire break of 3 meters is to be kept clear between each pitch, inclusive of awnings, cars, and windbreaks etc. 

 

You must not pitch forward of the yellow safety markers in the ground due to the presence of overhead powerlines. 

 

A fresh drinking water tap is provided to each pitch for you to fill you water barrels, tanks or to provide a direct connection to your motorhome or caravan. Gray water may be disposed of into the long grass behind your pitch or via the gray water disposal area. 

 

Main gates are open from 0730 and closed at 2100hrs, if leaving or returning to the site please leave the gates as you find them. Please keep noise to a minimum after 2200hrs out of respect for others on the site and our neighbours.

 

A Metered 10amp electric hook up (EHU) is provided to each pitch. Please take a meter reading or a photo of the meter at the start and end of your stay. Used electric is charged at the current rate of 28p per Kw/H from 1st January 2024. Please pay for the electricity used upon departure by BACS or Cash. Please note that we do not allow the use of awning heaters or the charging of electric cars from either the EHU or the outfit connected to the EHU.

For the comfort and consideration of all visitors on site, the use of any type of generator is not permitted.

 

We operate an organic sewage treatment system at Keepers Cottage, and we provide free of charge Organic Elsan fluid to be used in both the toilet cassette and flush tank of your motorhome or caravan. Under no circumstances must non-organic cassette or flush fluid be emptied into the green disposal point. Do not dispose of sanitary products into the sewage treatment system

 

If arriving with a made-up cassette and flush tank that contains non-organic fluid (Blue and Pink), please empty this into the provided black tank in the Elsan disposal area, and use the provided organic fluid for the remainder of you stay. 

 

The flying of drones from our CL and/or taking of photos/video of our CL site or private property by drone is NOT permitted without our prior consent.

 

You are required to keep your dog(s) on a lead/under close control at all times and clean up after them.  Do not let your dog(s) toilet on the CL.  We regret we cannot accommodate windbreak type dog enclosures on any of our pitches.

 

We reserve the right to refuse acceptance or to terminate the visit of any person(s) whose conduct we deem is detrimental to us or to our other visitors.

 

We can only dispose of your everyday domestic waste. You must not leave broken items (e.g. chairs etc) or large packaging (e.g. cardboard boxes from new items) as we are unable to dispose of them.

 

We will not be held responsible for any loss or damage, however caused, to your property or vehicles or any injury to you or your visitors whilst staying on our CL.

 

By accessing and using our online booking service, you accept and agree to be bound by the terms and conditions of this agreement.  If you do not agree to abide by the above, please do not use this service.

 

This booking site and its components are offered for informational purposes only; we shall not be responsible or liable for the accuracy, usefulness or availability of any information transmitted or made available via this site, and shall not be responsible or liable for any error or omissions in that information.

 

We reserve the right to change these conditions from time to time as we see fit and your continued use of the site will signify your acceptance of any adjustment to these terms.
